HOW THE REALTORS® MLS WORKS
What is MLS? MLS is a network of real estate brokers who pool their listings together. Most Brokers use the MLS network almost exclusively to find properties for their clients. Brokers offer other brokers a split of their commission if any agent procures a Buyer for a particular property that eventually sells. In addition to being listed in MLS all properties are automatically listed on realtor.com, wihomes.com and all the "Big Name" broker sites who participate in the MLS Broker Reciprocity System (currently all participate).
How MLS works with commissions Should you choose to accept an offer that was procured by a cooperating broker, the listing broker is responsible to pay that broker the commission that is listed in MLS. A listing broker is entitled to offer whatever commission they wish to other cooperating brokers. At HBA we offer commissions at or above those listed on MLS.
Sell as fast if not faster than Full Priced brokerages The listing process and the broker’s cost is the same regardless of who you choose to list with. Agents are just as motivated to sell your home as any other home for sale. A recent study actually indicates that homes that sold from November 06 thru November 07 actually sold 3 days faster when listed by a discounted limited service brokerage compared with those that sold using full priced full service brokerages!
