Receive “peace of mind” by knowing an experienced real estate attorney is looking over all aspects of your transaction to help assure a trouble free closing.

Cooperating brokers will be happy to know that the listing broker will be assisting with closing the transaction thus making your property more marketable to them.

You pay only a one time fee of $795.00* no matter how many multiple offers you may receive during your listing.
* If Seller chooses to use HBA's negotiating and closing services ALL monthly charges paid to date will be credited towards the $795.00 fee.
WHAT'S INCLUDED - Our 30 Step Approach
  1. Notify all agents through MLS that HBA will handle all aspects of the transaction.
  2. Establish a customized strategy for negotiations
  3. Assist Buyer in obtaining financing and getting pre-approved.
  4. Receive all Offers from either an outside agent or an unrepresented Buyer.
  5. All Offers are reviewed by our in-house attorney to detect any possible problems.
  6. Present and review all Offers to Seller’s on a timely basis.
  7. Complete a NET COST sheet to inform you of your total costs.
  8. Discuss and implement a strategy.
  9. Negotiate all Offers on your behalf and draft ALL necessary documents.
  10. Deliver a Seller’s checklist detailing what is needed to complete the transaction.
  11. Collect, hold in trust and make a receipt of all earnest money.
  12. Deliver and discuss Buyer’s inspection report.
  13. Follow up with the removal of all of Buyer’s contingencies contained in the Offer.
  14. Introduction to closing coordinator to help assure a smooth & hassle free closing.
  15. Order title insurance from one of our preferred title companies.
  16. Order a home warranty for Buyer if included in Offer.
  17. Follow up with all necessary parties if any title issues arise.
  18. Order all necessary mortgage payoffs and letters of special assessments.
  19. Calculate all necessary pro-rations including taxes, rent etc for closing statement.
  20. Arrange a closing time and location that is convenient with all parties.
  21. Assure title company agent attends closing help assist in closing the transaction.
  22. Arrange for pre-signing of documentation for Sellers unable to attend closing.
  23. Our in-house attorney reviews all closing documents prior to closing.
  24. Communicate to Seller what is needed to be brought to closing.
  25. Arrange for Buyer’s (3) day walkthrough of property.
  26. Attend closing to help facilitate a smooth closing.
  27. Distribute earnest money per closing statement.
  28. Assure all funds are disbursed properly.
  29. Assure all deeds, satisfactions and necessary documents are properly recorded.
  30. Notify MLS of the sale of home and arrange for sign to be picked up.
